You finally found a home — and you want to sign before someone else does. That is exactly when mistakes happen: vague service costs, a high deposit, or no right to register. A short checklist prevents expensive surprises.
Base rent vs. service costs
Check what base rent covers and what service costs include (utilities, internet, cleaning, furniture). Ask how advances are settled and whether you get an annual statement. Vague “all-in” amounts without a breakdown are a red flag.
Deposit and payment
Note the deposit amount, when it returns, and when deductions are allowed. Always pay deposit and first rent by bank transfer to a traceable account — never cash or informal apps to a private person without a contract.
Term, notice and indexation
Is it fixed-term or indefinite? What notice period applies for you and the landlord? Is there rent increase or indexation language? For temporary contracts: what happens at the end of the term?
Registration and use
Ask explicitly whether you may register at the address in the BRP. No registration can block insurance, benefits and banking — and may signal illegal subletting. Also check rules on subletting, pets and housemates.
Points system and Rent Tribunal
Think rent is too high for quality and facilities? Within six months of the contract start you can often ask the Rent Tribunal (Huurcommissie) for a review. Keep the ad, contract and photos as evidence.
