An alert that is too broad is as bad as no alert. Set clear filters for:

• City or region — plus nearby towns if you are flexible
• Max rent — with a realistic buffer for service costs

• Minimum size and rooms — so studios do not clutter a family search

Start strict and widen only if volume is too low. Ten relevant alerts a week beat fifty noisy ones you learn to ignore.

Private rentals appear on Funda, Pararius, Kamernet, agency sites and smaller platforms at once. Checking only one portal means missing part of the market. Setting alerts everywhere separately becomes chaos.

An alert alone is not enough. Keep documents ready (ID, payslips, employer statement) so you can reply within minutes. Write a short personal message of three to five sentences: who you are, why the home fits, and when you can view.

Enable phone push or email during the day. Strong listing slots are often early morning and late afternoon.

• Never pay anything before a viewing and signed contract.
