Buying a first home in the Netherlands takes more than booking a viewing. You need clarity on borrowing power, a sharp search profile, and the discipline to react quickly to new listings — especially in popular cities and commute towns.

First: know what you can borrow
Calculate your maximum mortgage before you view seriously. Bank and adviser calculators factor in income, debts, student loans and interest rates. That stops you falling for a home just out of reach.
Besides purchase price, budget for buyer costs (notary, transfer tax where applicable, valuation) and possible renovation. A starter exemption from transfer tax may apply if you meet age and value thresholds — check current rules on Rijksoverheid.nl.
NHG and risks
National Mortgage Guarantee (NHG) can help up to the applicable cost limit: often a lower rate and a safety net on forced sale under conditions. Whether NHG fits depends on price, income and property rules.
Always compare fixed-rate periods and monthly costs — the lowest rate is not automatically best if early repayment fees or portability are weak.
Search beyond refreshing Funda
