Mencari kamar atau studio sebagai mahasiswa di Belanda bukan soal pencarian Google cepat lalu memilih satu. Pasar ketat, kompetisi sengit, dan jika Anda merespons terlambat, Anda kelewatan. In the most popular student cities, rents in 2026 look like this: in Amsterdam average room rent trends towards €750 to €900 or more, in Utrecht often €600 to €750, in Rotterdam €550 to €650, in Groningen €450 to €550 and in Leiden around €500 to €600 per month (Studentenverzekering.nl, 2026).
The message: start early. Anyone still searching just before the academic year starts is far behind those who began months earlier (National Student Union, n.d.).

Via a student housing provider or corporation you can find affordable rooms from organisations such as DUWO, SSH and Stadswonen Rotterdam. Prices are legally regulated here and you often qualify for rent allowance (huurtoeslag). The downside: waiting times or lottery systems. Registering via Room.nl gives access to almost all social student housing providers at once, and you can register from age 16, even without Dutch nationality. The earlier you register, the better your chances (DUWO, n.d.; National Student Union, n.d.).
Via private landlords you find rooms on platforms such as Kamernet, Huurwoningen.nl and Pararius. No waiting lists, but fierce competition and higher prices. Popular rooms get dozens of responses. Be among the first and reply with a personal message instead of a template (Huurstunt.nl, 2026).
Funda sometimes has rooms and studios among regular rentals. Marktplaats is free to respond on, but be careful: advertiser checks are limited and rogue landlords are active there (Fraudehelpdesk.nl, 2026).

On Kamernet and similar platforms your first message to the landlord or housemates is your calling card. A standard "Hai, saya tertarik" won't cut it. Write briefly who you are, what you study, why you would be a good housemate and why you are interested in this specific room or house. Keep it to three or four sentences: enough to stand out, not so long that nobody reads it (Studentenverzekering.nl, 2026).
Setting alerts is at least as important as how you respond. The market moves fast: turn on notifications on the platforms you use so you see new listings immediately and can be among the first to reply.
Hospitation: cara menghadapinya
If you respond to a room in an existing student house, you will likely be invited to a hospitation evening — a get-to-know-you event where current residents choose their new housemate. That is a crucial difference from regular rentals: it is not only about income, but who you are (Studentenverzekering.nl, 2026).
What works: be yourself, because forcing a connection backfires. Show genuine interest in current residents and ask questions about the house and atmosphere. Prepare a short introduction but keep it natural. Notice the house vibe too: a quiet study house wants someone different from a festival-going household.
Also ask whether you can register at the address with the municipality. If the answer is no, that is a red flag — it may indicate illegal subletting (Huurstunt.nl, 2026).
Apa isi kontrak Anda?
Found a room? Read the rental contract thoroughly before signing. Key points: what is the base rent and what are service costs (gas, water, electricity, internet, municipal taxes)? How high is the deposit and how do you get it back? What are the notice periods? And what is included with the room?
Always pay the deposit via bank transfer so you have proof of payment. Never pay cash or through informal channels (Huurstunt.nl, 2026).

From 2026 the rules on rent allowance (huurtoeslag) have changed significantly, favourably for many students. There is no longer a hard maximum rent ceiling: even if your base rent is above €932.93 you can now apply, but the allowance is calculated up to that threshold. The age limit for the regular rent ceiling has also been lowered from 23 to 21. Note: service costs no longer count towards the calculation from 2026 (SSH, 2026).
The main rule is that you only receive rent allowance if you live in independent accommodation: a unit with its own lockable entrance, own kitchen, own toilet and own bathroom. Most shared rooms in student houses therefore do not qualify, unless the room was designated before 1 July 1997 by the Tax Administration. Many rooms at organisations such as DUWO, SSH or Stadswonen Rotterdam are designated — always check with the landlord or on their website (Belastingdienst, 2026).
